These Terms govern your use of atriumdeals.com and the Atrium Deal Vault (the "Site"), operated by Atrium Off-Market Deal Network ("Atrium," "we," "us"). By using the Site you agree to these Terms.

Eligibility. You must be at least 18 and able to enter a binding contract.

Your account. Deal Vault access is personal to you. Keep your login link private and do not share it. We may suspend or end access at any time.

Deal information. Listings are offered for your own evaluation. All figures, including asking price, ARV, repair estimates, comps, and property condition, are estimates provided as-is and may be wrong or incomplete. You are solely responsible for verifying all information, inspecting the property, and doing your own due diligence. Deals are subject to prior sale and may change or be withdrawn without notice.

No agency or advice. Atrium is not a licensed real estate broker or agent and does not represent you. Many properties are offered by assignment of contract, and Atrium may hold an equitable interest rather than title. Nothing on the Site is investment, legal, tax, or financial advice. Talk to your own professionals.

Contracts. Requesting a contract does not create a binding agreement. A deal is binding only when a written purchase or assignment agreement is signed by both parties. Earnest money terms are set in that agreement.

Confidentiality and non-circumvention. Deal information is confidential and provided for your use only. You agree not to share it, re-market it, or contact sellers, tenants, or other parties to a deal directly to get around Atrium.

Communications. By joining, you agree to receive deal alerts and account messages by email and, if you opt in, by text. You can opt out of texts by replying STOP and out of emails using the unsubscribe link.

Acceptable use. Do not scrape, copy, or misuse the Site, interfere with how it works, or use it for anything unlawful.

Intellectual property. Site content, logos, and materials belong to Atrium or its licensors and may not be copied without permission.

Disclaimer. The Site and all information on it are provided "as is" without warranties of any kind.

Limitation of liability. To the fullest extent allowed by law, Atrium is not liable for any indirect, incidental, or consequential damages, or for any losses arising from your reliance on Site information or from any transaction.

Indemnity. You agree to hold Atrium harmless from claims arising from your use of the Site or your breach of these Terms.

Governing law. These Terms are governed by the laws of the State of Missouri. Any dispute will be handled in the state or federal courts in Jackson County, Missouri.

Changes. We may update these Terms. Continued use of the Site means you accept the changes.
